When Can I Cancel Ejari In Dubai?

There are two ways you can cancel your Ejari contracts, whether you are a tenant or landlord:

Early termination of the rental contract
If the parties do not wish to renew the contract after it expires, they can cancel it.

If you don’t cancel your Ejari contract before it expires, you will have a more difficult time relocating (if you’re a tenant) or leasing out your property to someone else (as landlord).

The RERA law outlines that only one Ejari registration can be connected to a property at any given time. Thus, it is the duty of the landlord to cancel the previous tenant’s registration as soon as they move out.

How To Cancel Ejari

The Documents You Need To Cancel Your Ejari Registration Through The Real Estate Trustees Centre.

To cancel Ejari, you need the following:

Emirates ID of both parties
Ejari Certificate
Tenant’s passport
No Objection Certificate (NOC) by the landlord
Last DEWA bill issued to the tenant
Original unified tenancy contract
A termination letter from the property owner

If the tenant is a company, you must provide the owner and manager’s Emirates ID and trade registrations.

If you cannot obtain an Ejari certificate, a tenancy contract may be used as a replacement.

The Ejari cancellation NOC letter should contain the following details:

Name of the landlord
Building title
DEWA premise number
Plot number
Personal information of the tenant
A statement of vacancy
Signature of the landlord (matching the signature on his passport)
The company seal (if the landlord is a company)

Please note

The most significant aspect of the Ejari cancellation procedure is submitting the final DEWA bill. If any outstanding DEWA bills remain, the cancellation process
Make sure you either have a physical copy of the bill that says ‘Final Bill’ and ‘Paid,’ or a digital version of the “Green Bill” which can be found on DEWA’s website.

Special circumstances may require additional documents. For example, you will need to submit the title deed if the property was sold and the buyer took over the lease during your tenancy. If you buy a property in the UAE and then sell it, you must notify the Ministry of Economic Development. The new owner must produce their Emirates ID

If someone other than the landlord signed the tenancy agreement, that person must also have a Power of Attorney form to demonstrate that they’re allowed to sign on behalf of the owner. The applicant must also submit their Emirates ID, residency visa, or passport.

Visit Dubai Land Department (DLD)’s website
Select the “Services” tab
Click “Tenant” from the drop-down menu

Click “Real Estate Rental Services”
Proceed to “Request for Cancellation of Ejari Contract”
Click “Access this Service” on the top left (The “green” tab)

Login to your DLD account as an owner/tenant/individual/business user
- Enter Emirates ID or user name/password (Business users)
- Enter Emirates ID/mobile number/title deed/email address (Owners/tenants/individuals)

Alternatively, you can:

Login through UAE Pass
- Enter your mobile number/Emirates ID/email address to login
- Proceed to the process completion.

The termination fee for Ejari varies depending on the method you use. It’s free to cancel through the app. However, cancelling your membership at a REST Centre will cost you AED 40 (excluding VAT).
